Tech4good Hackathon 3.0: A Personal Experience of Coming Second Place

Introduction

As a collective of passionate crypto researchers and developers, we, the Blockchain Uniport team, embarked on an exciting journey to the recent Tech4Good hackathon, organized by the esteemed Techrity. Fueled by a shared vision of leveraging blockchain technology to transform the real estate landscape, we poured our hearts and minds into crafting a solution that could democratize real estate investments and make them more accessible to a broader audience.

Our team, composed of Pascal Abams (Crypto Researcher), Onu Daniel (Full-stack blockchain developer), Jude Abara (Blockchain developer), and Angel Ademakin (UI/UX designer), brought together a unique blend of expertise and creativity. Together, we envisioned a platform that would revolutionize the real estate industry by fractionalizing properties and utilizing NFTs (non-fungible tokens) as secure proof-of-payment. We came 2nd place, out of 21 submissions.

Problem Statement

The real estate market has long been plagued by illiquidity, a characteristic that poses significant challenges for both individual and institutional investors. The traditional process of buying and selling properties is often cumbersome, time-consuming, and expensive, making it difficult for individuals to participate in this lucrative asset class. This illiquidity also hinders the flow of capital into the real estate market, limiting its potential for growth and innovation.

The Impact of Illiquidity on Real Estate Investment

The illiquidity of the real estate market has several far-reaching consequences:

Limited Access to Real Estate Investment: The high upfront capital requirements and complex transaction processes associated with traditional real estate investing exclude a significant portion of the population from participating in this asset class. Our project, Real Estate X, addresses the inherent illiquidity of the traditional real estate market by leveraging the innovative power of blockchain technology and non-fungible tokens (NFTs). We have developed a user-friendly website that enables fractionalized real estate investment, making it easier and more affordable for individuals to participate in this lucrative asset class.

Key Features and Functionalities:

Fractionalized Real Estate Ownership: Real Estate X utilizes NFTs (non-fungible tokens) to represent fractional ownership of real estate assets. These NFTs provide users with a secure and verifiable claim to a portion of the underlying property.

Streamlined Investment Process: Our platform simplifies the complex process of real estate investing. Users can seamlessly browse available properties, view detailed information, and purchase fractional ownership NFTs using cryptocurrency.

Transparent and Secure Transactions: Real Estate X leverages the inherent security and transparency of blockchain technology to ensure secure and transparent transactions. All transactions are recorded on the blockchain, providing an immutable and verifiable record of ownership.

Automated Income Distribution: Our platform automates the distribution of rental income and capital gains to NFT holders, ensuring that investors receive their fair share of the property’s returns.

Decentralized Marketplace: Real Estate X operates as a decentralized marketplace, eliminating intermediaries and reducing transaction costs. This decentralized approach promotes market efficiency and accessibility.

How Real Estate X Works:

Property Tokenization: Real Estate X carefully selects and assesses properties for fractionalization. Once a property is deemed suitable, it is tokenized, creating unique NFTs that represent fractional ownership of the asset.

NFT Listing and Trading: The tokenized NFTs are listed on the Real Estate X platform, where users can browse available properties, view detailed information, and purchase NFTs using cryptocurrency.

Ownership Verification and Management: NFT ownership is stored securely on the blockchain, providing an immutable record of ownership. Investors can easily manage their NFTs and track their investment performance through the platform.

Income Distribution and Capital Gains Sharing: Real Estate X automates the distribution of rental income and capital gains to NFT holders. Investors receive their proportional share of the property’s returns directly to their cryptocurrency wallets.

Secondary Market Trading: NFT holders can trade their fractional ownership NFTs on the secondary market, providing flexibility and liquidity for their investments.

Challenges faced
